You could be eligible for a lower flood insurance rate with a prp extension

If you live in a flood prone area, flood insurance is most likely required if you have a mortgage.  However, a new law now allows those residents to be eligible for a preferred rate.  If your property was newly mapped into a high risk zone on or after 10/1/2008, you may be eligible for the 2 year preferred risk rate.   The National Flood Insurace program is looking to ease the transition from preferred flood zones to high risk zones.  This should also ease the pain with mortgage escrows and lenders.  To find out more, contact your local agent or visit this website to see if you may be eligible.

Houston Home to the highest Insurance rates?

Did you know that the greater Houston area is home to the highest Home Insurance premiums in the United States?  Yep, you heard me correctly.  The truth of the matter is, most of your large Insurance companies… (I’ll let you do the guess work), do not want to be Insuring homes in this area.  Hence… the high premiums.  What most consumers dont know is that there are quite a few smaller companies that have the capacity to Insure homes in these areas.  If you live in the Harris, Montgomery, or Fort Bend county area, you might want to think about calling a local Independent agent to get a quote.  That move could potentially save you thousands.

Are you paying too much for Flood Insurance?

Mortgage companies have been requiring Flood Insurance for residents being rezoned or currently in a Flood Zone.  We recommend having an agent look at your policy to see if you qualify for a 2 year preferred rate or grandfathering laws.   We’ve seen agents save clients 100′s and 1000′s of dollars on their Flood Insurance.  Getting an Elevation Certificate is also another avenue you should take.  This will determine the exact measurement of your home to see how far above the Base Flood Elevation.  Rule of thumb is, the more over you are, the lower your risk is.  Call a qualified surveyor today.

Here’s a good post we found by the KHOU  I-team in Houston regarding this issue:

Galveston Flood Insurance and Windstorm

If you own a home in Galveston, you’re probably accustomed to the high prices of Home Insurance.  Unfortunately, if you live on the coast, it’s a sacrifice that is usually mad.  After Hurricane Ike, many Homeowners found themselves victims to damage not covered by their Windstorm Policy.  Why?  Because windstorm policies don’t cover damage by rising waters, aka Flood Insurance.  Since most homes are elevated or are built on stilts/piers, the chances of ever being flooded by rising coastal waters seemed very low.   The point we’re trying to stress here is that mother nature is an unpredictable beast.   Even if you think you your home might never flood, you could be right… but there is always a chance.
